The intensified demand of short term house rental services, specially by tourists but not exclusively, has increased the offering of this type of establishments, expanding the separation of the notion of local accommodation business from other housing arrangements that are similar. Therefor, to offer short term housing service solutions, a realty proprietor celebrates with his guest a short term lease or, in the case of complementary services, a short term tenancy. In this cases, should the realty proprietor also be considered a local accommodation business owner? To answer this question, is essencial to distinguish between these figures in order to reveal the outstanding situations of a local accommodation service designated by another term. As we will describe, there is no outstanding local accommodation contract, since the service can be provided celebrating a short term lease or tenancy. Even so, seems essencial the explicit consecration in law of the local accommodation contracts, in order to dissolve any contention that may occur.
