The configuration of housing in a given area generally reflects similarities in terms of structural, location and neighbourhood characteristics, indicating the formation of distinct housing submarkets. This dissertation therefore aims to identify the existence of housing submarkets in the municipality of Porto by applying cluster analysis with contiguity restrictions. For this application, the variables considered include the physical and structural characteristics of the properties, as well as their location. These variables were extracted from the anonymised microdata base on municipal property tax held by the National Statistics Institute. The results identified three well-defined submarkets in the Porto area for 2019 and 2022. Their delimitation, complemented by an analysis of the characteristics that define these submarkets, provides valuable information for homeowners, municipalities, lenders, and real estate investors and developers.
