Abstract

This present master degree in architecture was to draw up a rehabilitation project, a building called "Pensão Matos", located at the junction of Tondela-Nandufe parishes in municipality of Tondela, in district of Viseu. The building in question worked in genesis as pension. It is part of the urban historic core of the city of Tondela, near a wide range of equipment which highlights the centrality of its implementation, a key feature for the development of this proposal. Currently, and despite their advanced state of degradation, the ground-floor building is partially occupied by a commercial space. The remaining floors of the building are vacant. The building in question appears to be, by its location, environment, past and architectural features such as the raw material suitable for the realization of the program - temporary housing. Within the temporary accommodation theme, programmatic proposal was centered on the typology defined legally[2] for local accommodation, lodging establishments, the strand of "hostel", including an accommodation in the apartment modality. These forms of accommodation are non-existent, to date in the city and the county Tondela. We have a typology that, by their characteristic elements, provides a solution that is deemed suitable for nature tourism projects, which combined with the conservation and urban regeneration allow promotion of cultural heritage and promotion of the historic center where they live. In fact, the more light requirements of the type of "hostel" compared to tourist enterprises, coordinated with the function intended, give this type an optimal solution for intervention in vacant and degraded buildings. The building rehabilitation project of "Matos Pension" focuses on a proposal within the conservation and rehabilitation criteria, respect and safeguard the existing building, leveraging the most distinctive and unique features of the property. The strategy is to create a program that values the whole (building and grounds) that it was precisely a pension with full reuse of their physical capabilities, and architectural. This work is the realization of a project to thus preserve one of the few buildings with identity, cultural and architectural value of the historic center of Tondela and address the lack of local accommodation. A more ambitious perspective, it is considered that along with other interventions made in the recent urban regeneration project to implement a project of this type can also act as a factor of increased attractiveness to the territory.
